Sunsplash is our own 5 bedroom 4 bathroom
luxury pool home, located in one of the best areas of
Orlando. Quietly situated off highway 27, it is only
15 minutes from Disney and just an hours drive to either the
East or West coastal areas. With almost 2400sq.ft. of living
accommodation, air conditioned throughout and furnished to a
high standard, our villa is fully equipped with everything
you need for a truly carefree vacation.
The heated and screened pool, together with sundeck, covered
lanai and pool furniture, make it a ideal location to relax
and recharge your batteries.
Just a few minutes drive takes you to a Wal-Mart superstore
or you may choose to walk to the local centre which has a
bank, post office, Winn-Dixie supermarket, pharmacy,
dentist, pizza take-away and various other stores.
As well as being within easy reach of all the theme parks
there are plenty of other activities to be enjoyed including
exploring the local nature reserves, cycling, endless
fishing and excellent golf.
For the evenings, you will find a number of fantastic bars
and restaurants, just a short drive on highway 192, as well
as a choice of numerous take-out services delivered to your
door.

Our villa has a lovely open plan family room with vaulted
ceilings and patio doors overlooking the pool area. It is
carpeted and furnished to a high standard, in traditional
Floridian style to provide a perfect place to relax during
the evenings. The furniture includes a sofa bed which can
provide additional sleeping accommodation if required. For
your entertainment there is a multi channel television and
DVD player with a broad selection of DVD's. A wall mounted
telephone/answerphone enables you to make free local calls
or national/international calls by way of a phone card. |

The dining room is situated at the front of the house where
the feature window attracts the early morning sun. This area
is carpeted and has a vaulted ceiling and furniture
comprises of a superb glass top dining table, with six
matching chairs. |

The kitchen has a tiled floor and overhead feature lighting
under a vaulted ceiling. It is open plan and adjacent to the
family room with a glass top table and four chairs as well
as a range of cupboards and worktops. Equipment includes a
glass top cooker/hob with built in microwave, dishwasher,
waste disposal unit, large fridge freezer (with ice maker)
kettle, toaster and all other crockery, cutlery and pots and
pans that you may need.

We have a separate, concealed laundry area, adjacent to the
garage which houses a washing machine and tumble dryer with
iron and ironing board. Within this area the cupboards
contain additional bedding and towels for use pool side.

 Looking onto the pool this large suite is carpeted and
furnished in traditional Floridian style with a Queen size
bed, bedside cabinets, dressing table with mirror and five
drawer chest. The bedroom is equipped with a multi channel
TV, clock radio, reading lamps and a ceiling fan. The
en-suite bathroom has a double corner bath, separate shower,
vanity unit and toilet. The bathroom is equipped with a
large mirror with feature lighting over, extractor fan,
hairdryer and towels for your use. The outer door leads
directly to the pool area and is ideally suited for use as a
changing room/toilet when the pool is in use. The master
suite has a large walk-in wardrobe complete with shelving,
hanging rails and clothes hangers. A floor safe can be found
in this area to provide security for your valuables. |

 The first floor master suite looks out over the pool area and
is again furnished in the Floridian style with full size
double bed, bedside cabinets and dresser with mirror. This
room is equipped with TV/DVD player, clock radio, bedside lamps and a
ceiling fan. The en-suite bathroom has a double corner bath,
separate shower, vanity unit and mirror with feature
lighting, toilet, extractor fan and hairdryer. This bedroom
also has a large walk-in wardrobe with shelving, hanging
rails and clothes hangers.

 The ground floor bedroom is furnished in
a modern style with double bed, bedside cabinets, drawer
chest and built-in wardrobe with shelving and clothes
hangers. Equipment includes a TV/DVD player, clock radio, bedside lamps and
an overhead fan. The en-suite bathroom has a double shower,
vanity unit with feature lighting, toilet and is equipped
with an extractor fan and a hairdryer.

 This bedroom is furnished in a modern
style with twin beds, bedside cabinets and a chest of
drawers. It is equipped with a fitted wardrobe, TV/DVD
player, bedside
lamps, clock radio and ceiling mounted fan. This room has an
en-suite "Jack & Jill" bathroom with a shower, vanity unit
with mirror and feature lighting, toilet, extractor fan and
hairdryer.

 The final bedroom is furnished and equipped to the same
high standard as bedroom 4 and has shared access to the
"Jack & Jill" bathroom.

To the rear of the villa is our own 30 x 15 foot private swimming
pool with underwater lighting and all round sun-deck. The
pool is screened to guard against unwanted insects and can
be heated if necessary, during the cooler months. The
covered sitting area (lanai) has lighting and an overhead
fan for those really warm evenings. There is a poolside
table, with four fully padded chairs, four adjustable
sun-loungers and a pool safety net (to prevent small
children entering the pool unsupervised) which can be
removed if not required. The rear and sides of the property
have been fenced for additional privacy.

The garage accommodates a games room
equipped with an electronic dart board, air hockey and pool
table. |
